Job Description

The Director Environmental Services- Home Office is a position which leads the charge to ensure that all Kisco communities are delivering a clean, safe and inviting environment for all our residents, family members, guests and associates. This associate supports the development, coaching and training of Community-based Environmental Services Directors and all environmental services associates to achieve the highest service standards. This position ensures the implementation of all standard operational procedures at the community level, while meeting Kisco strategic objectives.

 

What will I do every day?

  • Assist community and Home Office in the training and onboarding of all new Environmental Services Directors.
    • Trains the community leadership team and staff on core environmental programs and standards.
    • Establishes, ensures implementation, and revises policies, procedures, and performance standards, as required.
    • Conducts operational reviews at all communities on annual basis.
    • Develops and ensures implementations of environmental services programs that support the attraction and retention of top talent.
    • Serves as the subject matter expert for all things Environmental Services for Kisco. This includes (but not limited to) policies, labor management, Resident App, Avid, Agiloft, Occupancy management, unit turnover, apartment ROI’s, and Welcome Home Experience.
    • Ensures all communities are utilizing Worxhub to its full potential (Work order, PM Documentation, compliance and reporting)
    • Partner with Asset Managers and ESD to Execute and administer capex projects for each assigned community, to include issuing of purchase orders, and assuring proper project documentation is submitted (ex: certificates of contractor’s insurance, w-9’s, quotes, signed capex requests, etc.)
    • Reviews Environmental Services related resident satisfaction at all communities.
    • Works with Executive Directors to support the community to develop actions plans to improve satisfaction as needed, as well as sharing best practices across the organization.
    • Supports the required state and federal guidelines for Kisco operating environments.
    • Assist in the planning and opening of new communities.
  • Reviews community financials monthly to determine cost management needs, any revenue opportunities and leveraging best practices.
    • Supports the organization strategies and demonstrates the Principles, Values and Beliefs
    • Performs other duties as required

 

What will I need to be successful in this role?

  • High school diploma required.
    • College degree in STEM (science, technology, engineering, math) discipline preferred
    • Prior work/position held as an ESD or Maintenance Director is preferred, as well as a minimum of seven years of experience in a similar role.
    • Direct experience managing large remodeling and renovation projects in the senior living or hospitality industry is highly desirable
    • Experience working with multiple fast-paced projects and interdisciplinary teams is essential

 

Special Requirments and/or Certifications: 

 

  • Ability as a self-starter who can work with little or no instruction/supervision on varied business- related projects
    • Highly flexible with the ability to manage multiple priorities, deadlines, and shifting demands with high attention to detail
    • Knowledge of general business practices and procedures
    • Must have strong organization and analytical skills, highly effective written and verbal communications skills, strong negotiation, coordination and relationship building skills, and other behaviors conducive to a team-oriented environment.
    • Must be highly motivated, be able to multi-task; and have the ability to undertake unprompted initiative to further advance the success of Kisco communities.
    • Must be proficient in understanding building codes, contracts and construction lien laws
    • Intermediate to advanced level knowledge of work order systems of process and maintenance management software (currently include Outlook, Excel, Word, PowerPoint, (ie. WorxHub, TELS, eMaint but may change in the future), and have the ability to adapt to other Kisco software tools (such as accounting programs).
    • Ability to anticipate/recognize challenges and opportunities, and resolve problems
  • Must be able to travel to any community as required
    • Approximately 50% travel can be expected and will be adjusted as necessary to meet business needs.
    • May live and work outside of a commutable distance from the Home Office but must live within one of the following Kisco markets: Raleigh, NC area, Southern California area or Denver, CO area.
